
Sarasota County’s single-family home market continued to show healthy buyer activity in July, while a noticeable drop in available inventory created a more competitive environment for sellers.
A total of 744 single-family homes closed in July 2026, up 2.9% from July 2025. Home values also moved higher, with the median sale price reaching $493,500, a 5% year-over-year increase. The average sale price climbed even more significantly, rising 11.6% to $764,307, influenced in part by increased activity at higher price points.
Buyer demand remained active heading into late summer. New pending sales increased 6.6% to 724, while new listings rose 9.6% to 789 homes. At the same time, the number of homes actively available for sale dropped sharply. Sarasota County had 2,736 active single-family listings, down 23.4% from a year earlier, bringing the market to approximately 3.9 months of inventory, compared with 5.6 months in July 2025.
Homes also moved through the market more quickly. The median time to contract fell to 52 days, down from 63 days one year earlier, while the median time from listing to closing declined to 93 days. Sellers received a median of 94.2% of their original asking price, improving from 91% in July 2025. Together, these numbers suggest that accurately priced and well-presented homes may be facing less competition than they did a year ago.
The luxury segment was especially active. Sarasota County recorded 121 single-family sales of $1 million or more, an increase of 39.1% year over year. Sales between $2 million and $2.99 million increased 50%, while sales between $3 million and $4.99 million rose 62.5%.
For buyers and sellers, the July numbers point to a Sarasota County market that is becoming more competitive while still rewarding thoughtful pricing and strategy. Buyers continue to have options, but declining inventory means the best-positioned homes may attract attention more quickly. For sellers, stronger pricing, faster contract times, and improved sale-to-list-price ratios are encouraging signs heading into the second half of 2026.
