Sarasota Real Estate Market Update: June 2026 Single-Family Home Report

According to the latest June 2026 report from the REALTOR® Association of Sarasota and Manatee (RASM), Sarasota’s single-family housing market experienced strong year-over-year growth in sales, rising home prices, and significantly lower inventory—all signs that confidence is returning as we move through the summer selling season.

Sarasota Single-Family Home Sales Continue to Rise

June was another strong month for Sarasota’s housing market. A total of 805 single-family homes sold, representing a 15.2% increase compared to June 2025. At the same time, new pending sales rose 4.1%, indicating that buyer demand remains steady and could translate into continued sales activity in the coming months.

This continued momentum suggests that many buyers who spent the past year waiting on the sidelines are moving forward with their home search.

Home Prices Are Moving Higher

Home values also continued their upward trend.

The median sale price for Sarasota single-family homes increased 8.2% year over year to $492,450, while the average sale price climbed 5.7% to $732,527. Sellers also received a larger percentage of their asking price than they did a year ago, receiving a median of 94.4% of their original list price, up from 92.2% last June.

These numbers show that buyers are willing to compete for homes that are priced appropriately and presented well.

Inventory Continues to Tighten

One of the biggest stories this month is inventory.

Active listings of Sarasota single-family homes fell 27.4% year over year, leaving 2,870 homes on the market. Months’ supply also declined from 6.3 months to 4.1 months, moving the market further below what’s traditionally considered a balanced market.

With fewer homes available, buyers still have choices, but desirable properties are attracting strong attention—especially when they’re priced correctly.

Homes Are Selling Faster

Not only are more homes selling, but they’re also moving through the market more quickly.

The median time to go under contract dropped to 47 days, while the median time from listing to closing decreased to 89 days. Both figures improved noticeably compared to the same time last year.
