According to data from Florida REALTORS®, both Sarasota and Manatee counties experienced a drop in median sale prices for single-family homes this June compared to the same time last year. While closed sales remained steady in Sarasota, Manatee saw a modest decline. The balance between supply and demand is starting to favor buyers, though the months supply of inventory shows signs of stabilizing.

Sarasota County reported 699 single-family home sales, reflecting a 1.0% increase year-over-year. Despite that small uptick, the median sale price dropped 8.1% to $455,000. About 35.8% of homes sold were cash purchases, which remains a strong segment of the market.
Sellers received an average of 92.2% of their original list price, suggesting that pricing strategies must be realistic to attract serious buyers. Inventory rose 23.2% from last year to 3,955 active listings, and homes spent longer on the market—60 days to go under contract and 99 days to close.
Manatee County Single-Family Home Market – June 2025
In Manatee County, 705 single-family homes were sold, a 3.2% decline year-over-year. The median sale price fell by 15.2%, landing at $440,000—one of the steeper annual drops in the region. 28.9% of buyers paid in cash, and sellers received about 94.3% of their original list price.
Active listings totaled 3,196, equating to a 5.2-month supply—a sign of a more balanced market. Homes spent a median of 56 days on the market before going under contract, and 109 days to close, highlighting slower transactions and more cautious buyer activity.
