Median Sale Prices Decline: Prices fell year-over-year across both counties, with Sarasota’s townhouse/condo market experiencing the sharpest drop.

Closed Sales Growth in Most Segments: Manatee County’s single-family homes saw the strongest year-over-year sales increase.

  • Sales: 520 homes sold (+6.8% YoY)
  • Median Price: $529,750 (-1% YoY)
  • Cash Sales: Nearly 49.4% of transactions
  • Inventory: +30.6% increase with a 6.4-month supply
  • Time to Sell: Median contract time: 45 days | Median sale time: 85 days

Townhomes & Condos

📍 Sarasota County

  • Sales: 242 closed sales (+15.8% YoY)
  • Median Price: $347,000 (-17.4% YoY)
  • Inventory: 2,463 active listings (8.5-month supply)
  • Time to Sell: Median contract time: 53 days (+51.4%) | Median sale time: 86 days (+8.9%)
