Your next move, thoughtfully planned
Before you list,
get clear on the decisions that matter.
Your seller plan starts with your property and your goals. Kevin will help you work through three practical questions.
Where should we price it?
Review recent comparable sales, today’s competition and the features that set your home apart.
What is worth doing before we list?
Focus your time and money on preparation that supports your sale, from presentation to a launch plan.
What could you walk away with?
Discuss an estimated net after selling costs and your payoff, so you can plan your next move with clearer numbers.

Your interests first.
I’m Kevin Hanley. I’ve lived in the Venice area since 1984 and have been in real estate since 2015. I lead the listing side of Hanley Homes Group at Keller Williams Island Life Real Estate.
Selling starts with listening. I want to understand where you’re going, what matters to you and what needs to happen before you move. Then we can build a strategy around your home, your timing and your priorities.

Adjust the numbers to explore a scenario. This is a planning estimate based on your inputs; your home’s market value and actual costs need a closer look.
Enter a valid amount in each field. Use 0 where an item does not apply. Selling costs must be between 0% and 100%.
Formula: sale price − selling costs − loan/lien payoff − repairs and credits. Illustrative only; not an appraisal or closing statement. Actual fees, taxes, prorations, and other charges vary. Commissions are negotiable. Calculator entries are not included in your seller-plan request.

Your questions,
answered.
What happens after I request a seller plan?
Your request goes to Kevin. He will follow up by email about your property and goals. If you would prefer calls or texts, add your phone number and select the optional permission on the form. You can also call him directly.
Is this an instant online home estimate?
No. This is a request for personal guidance about your home. A useful pricing discussion considers comparable sales, condition, improvements and current competition. The form does not produce an automated valuation.
What if I’m only exploring a future sale?
That is a good time to talk about preparation and timing. Select “Just exploring” on the form. Requesting a plan does not obligate you to list your home.
Do you help Venice and nearby homeowners?
Yes. Our seller work includes Venice, Wellen Park and Nokomis. We also work with Grand Palm homeowners. Your plan will consider your property’s condition, features and current competition, rather than assume every home in the area should sell the same way.
