According to data from Florida REALTORS®, both Sarasota and Manatee Counties saw higher year-over-year sales for single-family homes and condos, marking renewed buyer activity after a quieter 2024.

While home prices continued to moderate, inventory levels began to stabilize, and homes are taking slightly longer to sell — all signs of a market shifting toward balance. For buyers, that means more options and negotiating power. For sellers, realistic pricing and patience remain key.

  • Active Listings: 3,137 (+10.4% year-over-year)

  • Months Supply of Inventory: 4.8 months

  • Median Time to Contract: 64 days | Time to Sale: 105 days
